Pressure Washing in Pearland for Shadow Creek Ranch, Silverlake and Beyond

Most Pearland homes sit inside a deed-restricted community, and mildew counts. Call the free line, day or night, and you are put through to an independent local company that inspects, quotes and does the cleaning.

Pearland got its name from pear orchards, and the 1900 Galveston hurricane wiped most of them out. The houses arrived much later. Starting in the 1990s, builders bought large tracts of former rice fields and filled them with subdivisions, and the population climbed from 18,697 in 1990 to 125,828 at the 2020 census. If you are looking into pressure washing in Pearland, chances are your home was built in that wave and sits under a set of deed restrictions.

Houston Power Washing Pro is not one of the companies that cleans those homes. It is a free number, (832) 662-4107. An automated assistant picks up, asks what you need cleaned and the rough size, and transfers the call to a greater Houston pressure washing business that is independent and run by its owner. You pay that business directly once it has looked at the job, named its price and done the cleaning.

Pressure washing Pearland, Texas homes on former rice fields

Pearland grew 142 percent between 2000 and 2010 alone. Much of that growth landed in master-planned communities: Shadow Creek Ranch, Southern Trails, Southdown, Sunrise Lakes and Lakes of Highland Glen inside the city, with Silverlake and Country Place just outside in unincorporated areas. The city itself spreads across three counties, mostly Brazoria with pieces in Fort Bend and Harris.

What these neighborhoods share is paperwork. Each has an association, a management company and rules about how a home has to look from the street. In a climate that keeps stucco, brick and concrete damp for much of the year, mildew is often the thing that turns a tidy house into a violation.

When a deed-restriction letter shows up

Associations near Pearland run regular inspections. Silverlake's management company, for example, drives the neighborhood for deed-restriction issues once a month. Here is how the process usually unfolds, and where the free line fits.

  1. The inspection. Someone notes mildew on a wall, a dark driveway or a stained fence from the street.
  2. The letter. You get notice with a date to fix it. Silverlake's published FAQ says nothing further happens if the problem is fixed by that date. State law points the same way: section 209.006 of the Texas Property Code generally requires a certified-mail notice and a reasonable chance to cure before any fine.
  3. The call. Read the letter to the assistant if it helps. "Mildew on the stucco above the garage and the front walk" tells the company exactly what to look at.
  4. The quote and the work. The company you are connected with inspects, prices and schedules the job with you. Keep its dated invoice.
  5. The follow-up. Ask your association how it wants you to report the fix. Some owners send photos with the invoice.

Stucco, brick and the Shadow Creek Ranch rules

Shadow Creek Ranch is a good example of how specific these rules get. Pearland annexed the land between 1996 and 1998, home sales began in 2001, and the first phase came with four lakes. The association's newsletter has told residents plainly that mildew and a lack of upkeep are against the deed restrictions. Its recorded Architectural Review Committee guidelines go further: paint on stucco must include a mildew retardant, repainting a house or fence needs an application first, and owners are responsible for maintaining the driveways serving their lots.

Stucco is the surface to be careful with. Its rough texture holds mildew, and the same porousness means high pressure can crack it, chip it or drive water behind the wall. A company that plans to soft wash stucco and pressure wash only the flatwork is the one you want.

Clear Creek, Mary's Creek and the storm drain out front

Pearland knows high water. During Hurricane Harvey the Mary's Creek gauge in Pearland recorded 49.2 inches of rain, at the time a Texas record for a tropical system, and more than 1,700 homes and over 50 businesses in the city took on structural flooding, mostly along Clear Creek. Clear Creek is also on the state's list of waters impaired for bacteria.

That is why where the rinse water goes is a fair question. Chapter 30 of Pearland's Code of Ordinances contains an article titled "Illicit Discharge Prohibitions." Grime, mildew and cleaning solution flushed into the gutter head toward local creeks. Ask the company you are connected with how it handles runoff near the curb inlet, and whether it protects your beds and lawn before any solution goes on.

Watering days, dry summers and timing a wash

Pearland draws on two sources. Ten city wells pump from the Evangeline and Chicot aquifers, and surface water comes through agreements with the City of Houston and the Gulf Coast Water Authority. The city's new surface water treatment plant started pumping in late 2024, treating about 10 million gallons a day from the authority's American Canal.

In a drought, the city's plan starts with voluntary limits in Stage 1: outdoor watering twice a week on your trash day, and none between 9 a.m. and 7 p.m. Stage 2 makes those limits mandatory. The city also discourages runoff that runs 50 feet or more down the street or pools more than a quarter inch deep. If a dry summer has the city in a drought stage, raise it when the company calls you back so the job can be planned around it.

Why Pearland homeowners use the line

  • The deadline does not wait for office hours. An automated assistant takes calls on weekends and late at night, and if the company is out on a job your name, number and request are handed over for a call back.
  • You pay the line nothing. Houston Power Washing Pro never sends a bill. The company that does the work quotes and collects its own price.
  • You deal with the company itself. Questions about soft washing stucco, ARC rules or runoff toward Clear Creek go to the independent company that will actually be in your driveway.
  • County and city lines do not matter. Whether your address is inside Pearland, in Silverlake or Country Place, or in the part of town that reaches into Harris or Fort Bend County, it is the same number.

How this line works: Houston Power Washing Pro is a free phone line, not a pressure washing company. It connects you with an independent local pressure washing company, which inspects, quotes, does the work and is paid by you directly. Houston Power Washing Pro never charges callers. It may be paid a referral fee by the companies it connects callers with. How it works.

Have the letter in front of you when you call. The surfaces it names are the best description of the job.

Common questions

Will my Pearland HOA accept a pressure washing invoice as proof the violation is fixed?

That is up to your association, so ask the management company what it wants to see. Many owners keep the dated invoice from the company plus a few photos taken after the work, then reply to the letter before the deadline. Houston Power Washing Pro cannot promise how an association will respond.

Can I have my house washed while Pearland has watering restrictions?

Pearland's Stage 1 drought plan asks for voluntary limits, and Stage 2 makes them mandatory. The sources reviewed for this page did not show Pearland banning hard-surface washing outright, but the city does discourage runoff that streams down the street or pools in it. Check the city's current stage, and ask the company how much water the job will use and where it will drain.

Is pressure washing safe on stucco in Shadow Creek Ranch?

High pressure is not. Stucco is porous and can crack, chip or take on water behind the wall when it is blasted. Ask for a soft wash, which relies on a cleaning solution and gentle rinse. If you plan to repaint afterward, Shadow Creek Ranch's recorded guidelines call for a mildew retardant in stucco paint and an approved application before you start.

What leaves orange stains on a Pearland driveway?

Common causes are iron in irrigation water, especially from a private well, and fertilizer that contains iron. Rust needs a dedicated treatment, not more pressure. See oil and rust stain removal and describe the stains when you call.

I live in Silverlake, not inside Pearland city limits. Can I still call?

Yes. The line covers the whole Houston area, so it makes no difference whether your address is in the city, in unincorporated Brazoria County, or in the slices of Pearland that reach into Harris and Fort Bend counties. Tell the assistant your ZIP code and what needs cleaning.
