Shingles, tile and metal are priced differently
Asphalt shingles are the most common Houston roof and the one the published ranges mostly describe. The black streaks are algae, mainly Gloeocapsa magma, which is often mistaken for soot or dirt. Concrete and clay tile takes more care. Eagle Roofing, a concrete tile maker, warns that walking on wet tile is dangerous, that tiles can break, and that some cleaning products can affect or etch the surface, and it recommends an experienced, insured professional. Slower work and replacement of any cracked tiles both feed into the price.
Metal roofs often clean up with less effort, but Metal Sales advises checking the panel maker's cleaning guidance and warranty first, because some warranties name the cleaners and methods allowed. A careful company asks what panels you have before it quotes.

Why the cheapest roof price can cost the most
The fastest way to clean a roof is to blast it. It is also the way the industry's own manufacturers say not to do it.
- ARMA: the Asphalt Roofing Manufacturers Association's bulletin rules out high-pressure systems on asphalt roofs as likely to cause damage, and it advises against scrubbing because friction loosens granules.
- GAF: its technical bulletin on algae staining recommends a cleaning solution rinsed at low pressure and cautions that power washing can knock granules loose, which cuts years off a shingle roof.
- Owens Corning: its guidance is not to scrub or use high-pressure power washing, because removing granules shortens the life of the roof.
Those granules shield the asphalt from Texas sun. A roof that loses them early ages early, and a replacement costs far more than any cleaning. So a lower quote built on high pressure is not a saving. When two roof quotes differ widely, ask each company how it will clean the roof and judge them on that answer first.
Making a roof price add up over time
Angi's published rule of thumb is a cleaning every one to three years, leaning toward the short end in damp, shady places. A few habits stretch the gap between cleanings, which matters more over the life of a roof than shaving a little off one bill.
- Trim back overhanging branches. Purdue Extension notes mildew grows most where trees and shrubs restrict air movement. More sun and air mean a drier roof.
- Ask about zinc strips. ARMA says zinc strips near the ridge may reduce regrowth of algae and moss, as rain carries metal ions down the slope.
- Plan for algae-resistant shingles at replacement. Owens Corning and CertainTeed both make shingles with copper-bearing granules that inhibit growth.
