The short answer
Roof cleaning is priced per square foot of roof area, and it sits higher than any other exterior cleaning — typically 25 to 60 cents a square foot. On an average single-family roof that usually lands somewhere between $400 and $900, with steep or complicated roofs going higher.
It costs more than a driveway for three honest reasons: it takes longer, it requires care that flatwork does not, and working at height carries real risk that has to be insured.
What moves the number

Why the cheap quote is usually the expensive one

Ask directly, and compare the two quotes on the answer rather than the number.
How often, and what that means over time
A properly soft-washed roof in a humid climate typically holds for two to four years. Shaded slopes under pine or oak need it sooner; open slopes in full sun go longer.
Spread over that period, roof cleaning costs somewhere in the region of a couple of hundred dollars a year — against a roof replacement that runs into five figures. That is the comparison that matters, not the one against a driveway wash.
What to ask before you accept a quote
- Is this priced on roof area or house footprint? They are different numbers and the difference can be large.
- What pressure on the shingles? Low. Anything else and keep calling.
- Are gutters included or extra?
- Are you insured for work at height? This is where it stops being a formality.
- Will it all come off on the day? Honest answer: mostly, with the rest fading over following weeks as rain carries the dead growth away.
