Spring has a pine problem, and it shows up on the roof first
Drive through Klein, Gleannloch Farms or the older streets off Louetta and the thing you notice is canopy. Spring is a wooded suburb, heavy with loblolly pine, and that shade is the reason exteriors here weather differently from open subdivisions further west.
Pine needles hold water. They collect in roof valleys, in gutters, along the low edge of a fence and in the seam where a patio meets the house, and they stay damp for days after the rain has stopped. Everything underneath them stays damp too. That is why a Spring roof often streaks in the valleys before anywhere else, and why the shaded half of a driveway can be visibly darker than the half that catches afternoon sun.
If the debris comes off but the stain does not, the staining is biological rather than dirt. It needs a cleaning solution, not more pressure. Blasting it hard enough to remove algae from shingles will also remove the granules that protect them.
Older houses, and why that changes the job
Spring has a lot of housing stock from the seventies and eighties alongside the newer master-planned sections. On an older house, three things need asking about before anyone turns a machine on:
- Painted wood trim and soffits. Decades-old paint does not survive pressure that newer siding shrugs off.
- Window seals. Older units let water past more easily, which is a problem you discover from the inside.
- Mortar joints on brick. Aged mortar can be washed out by a tip held too close.
None of this makes the job hard. It makes it a soft wash job on the house and a pressure job on the flatwork, which is the same answer as anywhere — but the cost of getting it wrong is higher on a forty-year-old exterior than a four-year-old one.
Gutters are usually part of it here
In a pine-heavy area, gutter cleaning and exterior washing tend to go together, because a gutter packed with needles overflows down the fascia and stains the wall directly beneath it. Cleaning the wall without clearing the gutter means the stain returns with the next storm. Ask whether gutters are included or extra — the answer varies and it is the most common gap between two quotes that otherwise look the same.
Timing around Old Town Spring
If your property is commercial and near Old Town, the practical constraint is foot traffic rather than weather. Early morning before the shops open is usually the workable window, and it is worth saying so when you book rather than discovering it on the day.
What to ask before you book
- Is the roof getting soft washed or pressure washed? On shingles the answer must be soft washed.
- Are gutters included? In Spring this matters more than most places.
- What happens to the runoff? Wooded lots often drain toward a bayou or a neighbour. A crew that has thought about it will tell you.
- Are you insured? Worth asking anywhere, worth asking twice on a two-storey house under trees.
