A quote is only as good as what it is based on. Here is what to have ready, what a proper quote should itemise, and how to compare two of them without guessing.

A quote over the phone is only as good as what it is based on. Four things get you an accurate figure in a single call rather than a range and a site visit.
If you have a deadline — an HOA letter with a date on it, or a house going on the market — say so at the start of the call. It changes what gets scheduled, not what gets charged.
Whoever you call, including us, the quote should be specific enough to compare against another one. That means:
| It should say | Why it matters |
|---|---|
| Which surfaces, listed separately | "Driveway" and "driveway, walkway, apron and porch" are different jobs at different prices |
| Pressure or soft wash, per surface | Siding and roofs must be soft washed. If the quote does not distinguish, ask |
| Whether stain treatment is included | Rust, oil and paint are usually extra. Better to know now |
| What happens to landscaping | Beds should be wetted before and rinsed after |
| Insurance status | Water forced into the wrong place is expensive |
You should, and here is how to make them comparable. Give every company the identical list of surfaces and the same square footage. Ask each to itemise. Then the differences you see are real differences in method and price rather than differences in what they assumed you meant.
The cheapest lump sum is very often the smallest job. That is not dishonesty, it is two people guessing differently at an unclear request.
Any company worth hiring answers all five without hesitating. For typical price ranges by surface, see what pressure washing costs.
